Saline County Housing Report: October Sales Increase 20% Year-Over-Year
Home sales in Saline County increased 20% in October 2025, reaching 66 closed transactions compared to 55 in October 2024, according to the latest report from the South Central Kansas Multiple Listing Service (MLS). The report, prepared by the Wichita State University Center for Real Estate and released on November 7, indicates total sales volume rose 40.1% to $16.7 million, driven by a 13% year-over-year increase in the median sale price to $229,000.
Properties that sold in October remained on the market for a median of 16 days, a 68.6% reduction from 51 days in the prior year, and closed at 100% of list price. The median sale price as a percentage of original list price was 99.8%.
Active listings at the end of October totaled 118 units, a 55.3% increase from 76 units a year earlier, resulting in a 1.9 months' supply of inventory—up 58.3% from 1.2 months. The median list price for active homes was $229,000, reflecting an 8.4% year-over-year gain. New listings numbered 76, up 24.6% from the previous October.
Contracts written in October totaled 62, down 29.5% from 88 in 2024, while pending contracts at month-end stood at 75.These figures suggest a market with sustained price appreciation and improved inventory levels, potentially providing more options for buyers in Saline County neighborhoods such as Indian Rock, Kenwood, College Hill, and the Heights.
On a national level, U.S. existing-home sales rose 1.5% in September 2025 to a seasonally adjusted annual rate of 4.07 million units, marking the first monthly increase since June, though volumes remained 2.5% below year-ago levels.
The national median sales price was $412,300, with annual growth at 2.7% and inventory at 4.2 months' supply. Mortgage rates averaged 6.19% in late October, the lowest of the year.
Projections indicate U.S. home sales could reach 5.2 million units in 2026, contingent on further rate reductions.
