Saline County Home Sales Fell in January While New Contracts Rose

Saline County’s housing market opened 2026 with fewer closed sales, even as available inventory and buyer activity increased, according to the latest South Central Kansas MLS report prepared by Wichita State University’s Center for Real Estate.

A total of 30 homes sold in January, down from 43 in January 2025 (a 30.2% decline). Total sales volume fell to about $6.4 million, down 45.9% year over year.

Key January 2026 figures for Saline County

  • Closed sales: 30 (down from 43)
  • Median sale price: $207,000 (down from $220,000, -5.9%)
  • Average sale price: $212,574 (down from $273,919, -22.4%)
  • Active listings: 81 (up from 70, +15.7%)
  • New listings: 57 (up from 54, +5.6%)
  • Contracts written: 56 (up from 43, +30.2%)
  • Pending contracts: 60 at month-end (up from 57, +5.3%)
  • Months’ supply: 1.4 months (up from 1.1)

Homes that sold in January averaged 64 days on market (median 42 days), compared with 48 average days and 8 median days in January 2025. Sellers still received close to asking price, with homes closing at about 98.0% of list price on average (98.9% median).

The largest concentration of January sales was in the $200,000 to $249,999 range, which represented 30% of all closings.
