The Kind of Homes Salina Actually Needs Right Now

If you have noticed homes selling fast around town this summer, or wondered why a neighbor's house had a sign in the yard for less than a week, the numbers back up what you are seeing.

According to the South Central Kansas MLS, prepared by the WSU Center for Real Estate, homes that sold in Saline County in July went under contract in a median of just 3 days. But the more interesting story is not how fast homes are selling. It is which homes.

When you break July's numbers down by price range, one thing stands out clearly.

The tightest inventory in the entire county is not in the luxury segment. It is in the range most working families and first time buyers are actually shopping in.


Where the Real Shortage Is
Housing supply is usually measured in months, meaning how long it would take to sell through everything currently on the market at the current sales pace. A balanced market typically runs five to six months of supply.

Saline County as a whole sits at 1.4 months, which already tells you inventory is tight across the board.

But look closer at specific price bands, and the picture gets sharper. Homes priced between $150,000 and $174,999 have just 0.7 months of supply, the tightest of any range in the county. Homes between $175,000 and $199,999 and between $250,000 and $299,999 are not far behind at 1.0 months each.

Meanwhile, homes priced above $400,000 have noticeably more breathing room, running 2.6 to 3.2 months of supply.

In plain terms, if you are shopping for a home in the upper price ranges, you have more options relative to demand.

If you are shopping in the range where most working families in Salina actually look, roughly $150,000 to $300,000, you are competing for a genuinely small pool of homes.


Why This Matters Beyond the Housing Market

This is not just a real estate story. It connects directly to how strong the local job market has been. Saline County's unemployment rate stood at 3.7 percent in June 2026, according to preliminary estimates from the Kansas Department of Labor, close to the statewide rate and well within what economists generally consider a healthy, low unemployment environment.

A tight labor market like this usually means employers are actively hiring and workers have options, and that shows up in housing demand as people relocate here for work or stay put because the local job picture is solid.

All of that steady employment means more people looking for homes in Salina, and a meaningful share of them will be shopping in that same $150,000 to $300,000 range that is already the tightest part of our market.

The city has taken some steps to address housing need created by ongoing growth, including new apartment development to help expand rental supply. But apartments and starter homes serve different needs, and Salina's for sale inventory in the entry to mid range has not kept pace the way rental supply is starting to.


What Buyers in This Range Are Up Against

For anyone house hunting in that $150,000 to $300,000 window this summer, the practical advice is simple. Get fully pre approved before you start looking seriously, not just pre qualified. Be ready to see new listings within a day or two of them hitting the market, since homes in this range are among the fastest moving in the county. And do not expect much room to negotiate. Homes across most price bands sold at or above 100 percent of asking price in July.

None of this means Salina is unaffordable.

Compared to the national median home price, Salina remains a genuine value, and that is part of what is drawing new residents here in the first place. But the numbers are a clear signal that our community needs more homes built and listed in the range that actually serves the workforce our local employers are hiring.


As Salina continues to grow, that gap between where the jobs are and where the homes are is worth paying attention to, not just for buyers and sellers, but for anyone who cares about what our town looks like five years from now.
