New Hotel Proposed Along South Ninth Street in Salina

Another hotel could be coming to Salina's South Ninth Street commercial corridor, with plans for the development scheduled to go before the Salina Planning Commission Tuesday.

An application filed by Jeff Maes on behalf of JIARONG LLC seeks approval of an amended Planned Commercial zoning ordinance and a site development plan for property at 3135 S. Ninth Street, north of Avenue A.

According to the City of Salina, the applicant is proposing the future construction of a hotel on the property.

The Planning Commission will consider the request during its meeting at 4 p.m. Tuesday, Sept. 1, in Room 107 of the City-County Building, 300 W. Ash St.

Two Zoning Variations Requested

The property is part of a 9.19-acre tract on the east side of South Ninth Street and is within the proposed Auburndale District Addition.

The applicant is not asking the city to replace the property's existing PC-3, or Planned Commercial Shopping Center District, zoning classification.

Instead, the request would amend the existing planned commercial zoning and approve a site development plan with two additional variations needed for the proposed hotel.

Those involve:

A variation from the city's maximum building-height requirement.

A variation from the amount of required front-yard landscaping.

The hotel is proposed for Lot 5 of the Auburndale development.

What Is Not Yet Known

The city's public hearing notice confirms that a hotel is being planned but does not identify a hotel brand.

The notice also does not provide a proposed number of rooms, estimated construction cost, construction timeline or anticipated opening date.

Those details could become clearer as the project proceeds through the city's development process.

The Planning Commission's consideration Tuesday concerns the zoning and development-plan requests before it, rather than final approval of the construction itself.

Continued Development Along South Ninth

The proposal would add another potential commercial development along the South Ninth Street corridor, which contains a concentration of Salina's hotels, restaurants, retailers and other businesses.

The city has also dealt with other development proposals along the corridor during 2026.

Earlier this year, the Planning Commission unanimously recommended a zoning change involving the nearby Nine South development. In that case, city records noted that public infrastructure needed to serve the commercial development — including water, sanitary sewer, street access and stormwater detention — was already in place.

The proposed hotel at 3135 S. Ninth is a separate development application.

What Happens Tuesday

Planning commissioners will hear the application and can receive comments from the applicant, city planning staff and members of the public.

The public hearing begins as part of the Planning Commission's 4 p.m. Sept. 1 meeting.

The meeting will be held in Room 107 of the City-County Building, 300 W. Ash St.

The city's public notice states that anyone wishing to be heard regarding the request will be given an opportunity to speak.
